About villas in Sotogrande Costa

Sotogrande Costa's flat-plot villa country — palm avenues, the Real Club de Golf, the beach a short walk on.

This is the lower, coastal half of the resort, and it is villa land first and foremost. The ground runs flat here, so the plots are generous and level — often well over a thousand square metres, frequently a good deal more on the older roads — and the houses sit privately behind hedges rather than stacked up a hillside. The trade-off is honest: because the terrain is flat, you buy for the golf, the gardens and the calm rather than for a sea view. The Kings & Queens streets, looping off the Paseo del Parque around the Real Club de Golf de Sotogrande, are the most sought-after addresses, with Los Granados and the quieter Costa roads close behind.

The stock splits between original Andalucian villas — single or two-storey, tiled roofs, mature gardens, some now ripe for renovation — and a steady run of contemporary rebuilds with clean lines, pool and pool house. Four or five bedrooms is the usual shape, rising to seven or eight on the frontline-golf estates. As a rough guide you'd typically expect entry villas from around the EUR 1.5m mark, the broad middle running into the low millions, and the largest classic or new-build estates reaching well into the high single-digit millions. Buyers are overwhelmingly international and long-term — families drawn by the international school, the polo and the marina, choosing Sotogrande Costa as a main home or a serious second one. We'll always tell you which of these are sensibly priced and which are riding the address.

Sotogrande Costa — the original villas by the river mouth, flat leafy avenues, the sea a short walk away.

Where it sits

Sotogrande Costa is the coastal half of Sotogrande, the land between the A-7 motorway and the Mediterranean, stretching along both banks of the Guadiaro river as it reaches the sea. This is the part of the resort that came first, laid out from the mid-1960s, and it remains the flattest and most sheltered. North of the motorway you have Sotogrande Alto, hillier and more modern with the long sea views; down here on the Costa the appeal is different — level ground, mature planting, and the beach and marina within easy reach rather than a drive away.

What the homes are like

Villas dominate, and they are among the oldest private houses in Sotogrande — generous Andalusian and Mediterranean-style residences on large, established plots, many with the kind of mature gardens that only decades produce. Styles range from the classical white-walled villa to carefully reworked contemporary homes, and a steady run of apartments and townhouses sits closer to the marina across the river. The most sought-after address is Kings and Queens, a gated enclave along the wide Paseo del Parque fronting the fairways of the Real Club de Golf de Sotogrande, where the largest plots and the front-line golf positions are found.

Who it suits

It suits buyers who want space, privacy and a genuinely walkable setting rather than panoramic elevation — families drawn to the flat terrain and the short hop to the beach, and longtime Sotogrande people who value the established character of the original neighbourhood. The Real Club de Golf de Sotogrande sits within the Costa, with the Trocadero beach club more or less opposite it on the sand, so golf and the sea are part of daily life here, not occasional outings.

Typical prices

Villas on the Costa generally start in the region of EUR 1.5 million and climb well beyond that for the larger estates and front-line golf plots in Kings and Queens, where the combination of position, plot size and mature grounds carries a clear premium. Apartments and townhouses near the marina open the area up at lower bands. Condition varies a great deal on houses of this age, so two homes at similar headline prices can be very different propositions — we will walk you through what a renovation realistically costs before you commit.

Getting around

The A-7 runs along the top of the Costa, putting Marbella and Estepona within an easy drive and the toll AP-7 close by for longer runs. Gibraltar airport is the nearest, roughly twenty minutes away for short-haul and a useful crossing point; Málaga airport is around an hour up the coast for the wider network, with Jerez a further option to the west. Within the neighbourhood itself the streets are quiet and level, and the marina, the beaches at the river mouth and the golf are all reachable on foot or by a very short drive.

We work the way we would want someone to work for us: slowly, honestly, and only on homes we would consider ourselves. If Sotogrande Costa is on your list, tell us how you want to live here and we will be candid about which streets and which houses actually deliver it — and which to leave alone. Frequently asked

Questions about villas in Sotogrande Costa.

What size plots and houses do villas in Sotogrande Costa usually have?

Because Sotogrande Costa is flat, villa plots are large and level — commonly from around 1,500 square metres and often well over 3,000 on the established Kings & Queens roads. Built areas typically run from roughly 300 to 800 square metres, with four or five bedrooms most common and seven or eight on the larger estates. The flat ground means most villas look over gardens and golf rather than the sea.

How much do villas in Sotogrande Costa typically cost?

As a general guide, entry-level villas in Sotogrande Costa tend to start around EUR 1.5 million, with the broad middle of the market running through the low millions. Frontline-golf estates and the larger new-builds in Kings & Queens reach well into the high single-digit millions and occasionally beyond. Original Andalucian villas in need of renovation can sit at the lower end, while turnkey contemporary homes command the premium.

Which part of Sotogrande Costa is best for villas?

The Kings & Queens zone is the heart of villa country, set on flat plots beside the Real Club de Golf de Sotogrande and the palm-lined Paseo del Parque, a short distance from the Trocadero beach club and the marina. Los Granados and the surrounding Costa roads offer the same level, leafy setting slightly off the prime streets, which often makes them better value for similar space.

Where exactly is Sotogrande Costa?

Sotogrande Costa is the coastal section of Sotogrande, in the municipality of San Roque at the western edge of the Costa del Sol. It occupies the land between the A-7 motorway and the Mediterranean, running along both banks of the Guadiaro river where it meets the sea. It is the original part of the resort, developed from the mid-1960s, and is the flat, low-lying counterpart to the hillier Sotogrande Alto north of the motorway.

What kind of properties are in Sotogrande Costa?

Villas are the dominant property type — large, established Andalusian and Mediterranean-style houses on generous plots with mature gardens, alongside more recently reworked contemporary homes. There are also apartments and townhouses, mostly nearer the marina across the river. The most prized address is the gated Kings and Queens enclave along the Paseo del Parque, where the biggest plots and front-line positions over the Real Club de Golf de Sotogrande are found.

How much do villas in Sotogrande Costa cost?

Villas typically start in the region of EUR 1.5 million and rise considerably for larger estates and front-line golf plots, particularly in Kings and Queens, where plot size, position and mature grounds add a clear premium. Apartments and townhouses near the marina are available at lower bands. Because many of the houses are decades old, condition varies widely, and renovation cost can make a real difference between two homes at similar asking prices.

How do you reach Sotogrande Costa, and what is nearby?

The A-7 runs along the top of the neighbourhood, with the toll AP-7 close by; Marbella and Estepona are an easy drive up the coast. Gibraltar airport is the closest at roughly twenty minutes, and Málaga airport is around an hour away. Within Sotogrande Costa itself the marina, the beaches at the Guadiaro river mouth, the Real Club de Golf de Sotogrande and the Trocadero beach club are all close at hand, while Sotogrande's wider cluster of golf courses, including Valderrama and La Reserva, lies a short drive inland.
