Puerto Banús apartments — the marina at your doorstep, frontline gardens, lock-and-leave living.

This is apartment country first and foremost, and most of what trades here is a two- or three-bedroom flat within a gated, garden-set complex rather than a house. The frontline names do most of the heavy lifting: Playas del Duque, with its thirty-thousand-odd square metres of mature gardens and direct beach access, plus Marina Banús, Benabola and Gray D'Albion sitting right on the harbour. A street or two back you'll find slightly gentler pricing in Las Mimosas, Terrazas de Banús and Embrujo Banús — same walkable location, less of the frontline premium.

On price, a sound two-bed in the second-line complexes generally starts in the high six figures, while frontline three-beds and the better-renovated stock typically run from around one and a half million into the low millions. Penthouses are their own tier — sea views, large terraces, sometimes a plunge pool and private lift access — and they command the strongest figures of all. Sizes are usually compact by Marbella standards, often 90 to 200 square metres, because the value here is the position, not the floor count. We'll always tell you plainly which of these flats are priced for the view and which are priced for a quick sale.
